Yes! We’re happy to welcome pets to Skyloft. To ensure a smooth move-in for you and your furry friend, reach out to our leasing team for details on pet fees, limits, and breed guidelines.

An individual lease is a by-the-bed lease, which means you are only responsible for the bedroom space you are assigned to and have a shared responsibility for common areas with your roommates. This also includes rental installments – so no worrying about if your roommates are late on payments!

Rental installment refers to the contract total price, divided equally 12 times for convenience. Your first installment will be due August 1 and your last installment is due July 1 unless you’ve elected to renew at Skyloft. Helpful Hint: because we’ve divided the rental installments equally 12 times, August’s rental payment is not prorated!

Internet and cable are on Skyloft! Electricity, water, and sewer are split evenly with your roomies. You’ll also have valet trash ($9/mo) and boiler fees ($10.80/mo). We’ll set up your Clear Charge account so you can pay rent and utilities in one easy, painless monthly payment to the office.

The entire leasing process can be done online through our website by starting an application! Once both the primary and guarantors finish the application, the leasing team will send over the lease for signatures. Alternatively, you can stop by the leasing office to go through the steps in person.

Yes! Skyloft has a roommate matching program. During the application process, you’ll fill out a roommate profile questionnaire which allows us to match you with roommates who have similar interests. Additionally, we’ve programmed with RoomSync, an app allowing you to create a profile so you can swipe on potential roommates.

Skyloft offers reserved spaces in our secured, controlled-access garage for an additional monthly fee. We offer options for both standard and compact vehicles. Prefer two wheels? We also provide on-site indoor bike storage at no extra charge!

Our exclusive white-glove service ensures a seamless transition to UT. Professional movers will handle all the heavy lifting, allowing you to focus on exploring your new campus and getting settled. Enjoy the convenience of an all day move-in window, August 20th, 2026, and start your UT adventure on the right foot.

Skyloft’s apartments come fully furnished.

• Each resident will have a full-size bed with a headboard and pillow-top mattress, a four-drawer under-bed dresser, a study desk with USB, and a desk chair.
• Our standard floor plans come with common-area furniture, including an entertainment stand, mounted 55-inch Smart TV, coffee table with footrest, sofa, side chair*, and barstools.

All installment payments are due on the 1st of each month. You have multiple options for payment – ACH, debit/credit, and e-check on the resident portal.

Each resident is responsible for having an active liability insurance policy. Typically, you can be covered under your parents’ insurance policies, or you can enroll through the resident portal and add a small fee to your monthly cost to be covered under Skyloft’s policy.

A guarantor is a third party signer who can ensure your payments will be paid in a timely manner. If you don’t have a guarantor, we have alternative options to assist you with having your application approved – contact the office to learn more about our options.

International students will need to provide a copy of their student visa in the application. In lieu of the guarantor requirements, you may opt to prepay your last 2 rental installments of the lease.

We understand students have different needs, and we offer flexible, preferred placement. On the application, you will be asked for your floor and bedroom preferences, as well as any additional information you would like us to know. We will accommodate preferences on a first-come, first-served basis.

SMART Housing offers reduced-rate units in our community for residents who meet specific qualification guidelines set by the City of Austin. To qualify, you must meet one of two routes:

• Financial Aid Path: You receive need-based financial aid, grants, or need-based loans.
• Income Path: Your household’s total income falls at or below 50%–60% of Austin’s Area Median Income (AMI).

Skyloft will have a maintenance team on site during business hours, and on-call maintenance for after hours needs. To submit a maintenance request, log into the resident portal and click the ‘request maintenance’ button or give us a call in the office and we will submit a request on your behalf.

Yes! All units will have their own washer & dryer.
